Re: BZA Docket Nos. PZ-2022-00011-00012 V: Shrewsbury Residence Variances
Dear Mr. Lazzara:
At the meeting held on Monday, February 28, 2022, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located
at 401 Emerson Road (Johnson Addition, Lot 25):
APPROVED with Condition: Shrewsbury Residence Variances: Development Standards Variance approvals for:
• Docket No. PZ-2022-00011 V: Minimum 35% lot cover required, 51% granted,
• Docket No. PZ-2022-00012 V: Minimum 35-ft front yard building setbacks required, 11-ft and 25-ft granted, and
• Condition: The Petitioner addresses all Carmel Engineering Dept. comments.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is February 28,
2025.
Please include a copy of this letter with any permit application.
