Linda Thompson,owners.
Petitioner: Ross Atteberry:
• The homes in the Hamlet are townhomes in style,and have very small sideyards
• The subject site has an existing side yard patio that extends to the property line,and the purpose of this request is
to protect the entire patio from the elements
• There are number of Smart Pergolas that have been installed in this neighborhood
• The HOA approved this project,and we received consent to encroach approval from the Engineering Department
• The home across the street received a similar variance approval(0' setback)for their pergola

(V)Troy Estates Lot Cover Variances.
The applicant seeks the following development standards variance approvals:
7. Docket No.PZ-2021-00239 V UDO Section 2.06 Maximum 35%lot cover allowed, 45%
requested. The sites are located near 4100 W. 1418t Street(Lots 1-40 in Troy Estates subdivision). They are zoned
S2/Residence with variances.Filed by Tony Bagato with Lennar Homes of Indiana.
Petitioner: Tony Bagato:
• We have 39 home sites are shown on our subdivision concept plan
• We have new designs of our Troy Estates homes,and we found out some of them exceed the max lot coverage
allowance of 35%
• We understand we would need our final drainage plans to be approved by the Cannel Engineering
• We will be making improvements to our drainage plans to accommodate for the extra lot coverage

• We recommend approval with the condition of obtaining the proper approvals from the Engineering Dept.
