We would like to operate a small (3 bedroom) bed and breakfast catering to the leisure and business traveler. Statement of Support We support the objectives of Old Town District Overlay Zone by fostering rehabilitation in the Character Sub-Area. By renovating the home and adding attractive landscaping, we increase the value of 521 1 st Avenue NW property and hope to increase the property values in the neighborhood. Old Town's charm and vitality will be a primary focus for us. We hope to encourage interest in Carmel's commercial expansion by marketing Old Towne Carmel Bed & Breakfast to include emphasis on close proximity to Carmel Arts District, local shopping and restaurants, as well as the Monon Trail. We will promote the health and safety of our guests as well as the safety of our neighbors by following the standards set by the local fire and health departments. Property owner, Douglas Roby, and/or business co-owner, Loretta Tuttle will remain on premises while guests are present. Ample parking is available on sight. In summary, this use variance is consistent with the District's goals of . Developing Old Town . Increasing property values . Protecting real estate investments . Retaining Old Town's neighborhood vitality . Spurring commercial activity in Old Town .
