Petitioner seeks Architectural Design, Lighting, Landscaping & Signage approval for a
restaurant. The site is located northeast of Keystone Way and Keystone Way East. The
site is zoned B-8/business.
Filed by James J. Nelson of Nelson & Frankenberger for Outback Steakhouse.
The Special Studies Committee voted 7-0 to return this petition to the Plan Commission with a
favorable recommendation based on the amendments represented in the attached letter from the
applicant. The letter reflects all of the changes the Special Studies Committee requested be made
to the plans.
The Department recommends the Plan Commission approve the petition as amended.
Note: This site will appear on the Board of Zoning Appeals agenda on June 25,2001 regarding a
request to reduce the building setback along US 431.

Please accept the following as written confirmation of Plan Amendment as represented to the Special
Study Committee last Tuesday: '
1. The spruce trees to be planted adjacent to Keystone Way and North of the Keystone Way
entrance shall not be less than fifteen (15) feet in height.
2. Two (2) to three (3) additional treei shall be planted at the southwest comer of the restaurant.
3, Alternative fixtures featuring dowplighting and shielding will be used in Ueu of the wall pale

4. The level and intensity of sign illumination shall be suitable and subject to the review and
