To the Board of Zoning Appeals,
I am filing this request for a variance to UDO Section 2.10 for maximum lot coverage of 35% increased to
42%. This lot is a narrow lot consisting of 13,800 square feet located in Aumans Addition Lot 52.
The existing house structure was removed in preparation for the construction of a new custom home for
Mr. & Mrs. Andrew Garcia and their 3 year old son Harrison. The new home will be a 2 story home with
a 3 car garage built on a crawl space foundation. The finished living area is 3785 square feet with a 595
square feet future bonus room over the garage. The garage consists of 824 square feet and the screen
porch on the rear elevation is 308 square feet.
The design of this new home meets the requirements for the Garcia family now and for the future. This
is where the Garcia's want to raise their family and be a part of the Carmel community. The school
system was an important part of their decision. This project will raise the appraised values of the
adjoining property owners' homes and property and provide a steady base for property tax assessment.
Pulliam -Scott Construction has been in business since 1987 and will guarantee that we will also be good
neighbors during the construction and keep Auman Drive clean.
