9. Docket No. 06010014 ADLS Amend: 116th & Keystone Retail Shops - Signage
options
The applicant seeks approval for one of the signage options for the southern street front.
The site is located at 2810 E 116th St. and is zoned B-3.
Filed by Bryan Chandler for SDMBR, LLC.
The applicant wishes to install new signage on the building's south fac;ade in lieu of one 30
square foot sign for the single tenant at that fac;ade. This fac;ade is the side elevation of one
tenant space. In order for this to occur the applicant will need to seek multiple variances,
dependant upon which option receives approval (if any).
The petitioner presented Option A at the December 6,2005, Committee Meeting - where it was
unanimously denied. As such, this option can not be considered again for 12 months after its
denial (12/06/2006). Like Option A, Options B and C utilize 4 logos (one for each building
tenant). The color variation of each of these logos creates a "rainbow effect" that the existing
signage regulations were written to avoid. Staff does not support either of these options.
The forth option that the petitioner is requesting is an additional monument sign. Currently the
site has a monument sign facing Keystone (permitted by variance). The petitioner is requesting
an additional monument sign to face 116th (which would require an additional variance). The
allowable square footage for a ground sign at this location is 45 square feet (not 45.59 square feet
as proposed). Staff would support relocating the existing monument to this location, but not the
addition of another monument.
This site is highly visible, and a variance to allow any of the above is not warranted (ie there is
no hardship)
Note the following signage violations that currently exist on site:
1. lllegally erected and non permitted Starbucks logo sign on the south elevation has yet to
be removed, as was requested at the December 6,2005, committee meeting.
2. llluminated window signs do not have sign permits. Some appear to be over 3 square feet
maximum.
3. lllegal "Now Hiring" banner at Jimmy Johns.
The Department recommends that the Special Studies Committee deny the request after all
comments and concerns have been addressed.
Note: The item only requires action by committee.
