Petitioner is planning on erecting a wall sign not to exceed 12 square feet. The actual
location of the sign will not be determined until after the remodeling has been completed.
The size of the sign is actually much smaller than the sign ordinance would permit for an
office use.
The lot coverage, including the building footprint and paved area, is about nine to ten
percent of the lot, which is less than thirty five percent that is permitted. The driveway and
parking area will be hard surfaced by either concrete or blacktop.
The structure is very small and according to the assessor's records it is less than one
thousand square feet of area. This is an ideal size and location for a very small business
office that would be open from 8:00 A.M. to 6:00 P.M. Monday through Friday with
Saturday hours from 9:00 A. M. until noon and closed on Sunday. This business office
would generate less traffic than a residence.
The structure will be remodeled internally and because of its condition, will also have
exterior renovations with new siding, windows and roof. There will be no new additions to
the existing structure and there will be no storage facilities on the site.
