The applicant seeks approval for the following development standards variance:
Docket No. 06010015 V PUD Ordinance Z-386-02, Section 10.3.D electronic information sign
The site is located near 14390 Clay Terrace Blvd. and is zoned PUDlPlanned Unit Development.

General Info:
The petitioner seeks variance approval to have a 40
sq ft electronic message information sign on the
building fayade. The sign will be on the second
floor of a building within the Clay Terrace lifestyle
center.
Analysis:
The Plan Commission approved a sign package for
the development, which did not include electronic
reader board signs. This type of sign is also not
allowed by the planned unit development ordinance
written and adopted for this site. However, this sign
may be seen as an asset to the whole shopping
center and community because it will display
information about Clay Terrace and Carmel, amber
alerts, and other important information.
Findings of Fact: electronic message information sign
1. The approval of this variance will not be injurious to the public health, safety, morals and
general welfare of the community because: the sign will display important Clay Terrace and
Carmel community information. This up-to-date information changes weekly, if not daily. The
sign is located along Clay Terrace Boulevard, which runs through Clay Terrace lifestyle center.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the sign will display important Clay
Terrace and Carmel community information. This up-to-date information changes weekly, if not
daily. The sign is located along Clay Terrace Boulevard, which runs through Clay Terrace lifestyle
center.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: the sign will not be able to be erected,
possibly causing a negative effect on the patrons of the site, who possibly might be deprived of
important information.
Recommendation:
The department recommends positive consideration of Docket No. 06010015 V.
