The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the sign will display important Clay Terrace and Carmel community information. This up-to-date information changes weekly, if not daily. The sign is located along Clay Terrace Boulevard, which runs through Clay Terrace lifestyle center. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the sign will not be able to be erected, possibly causing a negative effect on the patrons of the site, who possibly might be deprived of important information.
