HomeMy WebLinkAboutDPI013.C3.0.GPDRAINAGE SUMMARY
The project proposes a building addition on the south side of the existing building over existing pavement/parking area
(impervious area). This project is located at the southwest corner of the intersection of Michigan Road and 99th Street in Hamilton
County, Indiana. The proposed construction activity will be disturbing approximately 0.24 acres ±; therefore, the project scope is
exempt from the City of Carmel's Stormwater Management Permit threshold of land disturbance of 0.25 acres. The construction
area will be disturbing existing pavement/parking area. The pavement will be removed within the building addition footprint, utilities
relocated as needed, new asphalt pavement installed (binder wedging and surface course, as needed). All storm water runoff will
remain in the same pattern with a new roof drain pipe installed to connect into existing on -site storm sewer system and routed to
the existing storm water detention facility located at the southwest quadrant of the site.
The site was developed in 2001 for Chrysler Realty and rebranded to Ed Martin Pontiac GMC in 2004. Storm water from the site is
collected via a network of catch basins in the parking lot and routed to a storm water detention facility located at the southwest
quadrant of the site. A parking lot expansion and additional on -site storm water detention and storm water quality BMPs were
installed in 2013 on the west side of the property. Refer to Docket No: 12090018 DP AMEND for all previously approved storm
water management facilities related to the subject property.
There will be no net increase in storm water runoff associated with the building addition due to the fact that all new improvements
are replacing already existing impervious areas.

MINIMUM FLOOD PROTECTION GRADE &
LOWEST ADJACENT GRADE DEFINITIONS
MINIMUM FLOOD PROTECTION GRADE OF ALL STRUCTURES FRONTING A POND OR OPEN DITCH
SHALL BE NO LESS THAN 2 FEET ABOVE ANY ADJACENT 100—YEAR LOCAL OR REGIONAL FLOOD
ELEVATIONS, WHICHEVER IS GREATER, FOR ALL WINDOWS, DOORS, PIPE ENTRANCES, WINDOW
WELLS, AND ANY OTHER STRUCTURE MEMBER WHERE FLOODWATERS CAN ENTER A BUILDING.
MINIMUM FLOOD PROTECTION GRADE (MFPG) = 891.00 (ESTABLISHED FROM ONE —FOOT ABOVE
THE MAXIMUM 100—YR WATER SURFACE ELEVATION OF 890.00 ONSITE FOR THE EXISTING PARKING
LOT FLOOD ROUTING OVERFLOW ASSUMING 100% CLOGGED).
LOWEST ADJACENT GRADE IS THE ELEVATION OF THE LOWEST GRADE ADJACENT TO A STRUCTURE,
WHERE THE SOIL MEETS THE FOUNDATION AROUND THE OUTSIDE OF THE STRUCTURE (INCLUDING
STRUCTURAL MEMBERS SUCH AS BASEMENT WALKOUT, PATIOS, DECKS, PORCHES, SUPPORT POSTS
OR PIERS, AND RIM OF THE WINDOW WELL. MLAG FOR THIS PROJECT = 891.00 (ESTABLISHED
FROM ONE —FOOT ABOVE THE MAXIMUM 100—YR WATER SURFACE ELEVATION OF 890.00 ONSITE
FOR THE EXISTING PARKING LOT FLOOD ROUTING OVERFLOW ASSUMING 100% CLOGGED).
AS OF THE DATE OF THESE DESIGN PLANS, THE MINIMUM LOWEST ADJACENT GRADE (MLAG) SHALL
GOVERN FOR ALL PROPOSED STRUCTURES TO BE BUILT IN THE FUTURE ON THIS PROPERTY IN
ORDER TO PROTECT FROM LOCALIZED FLOODING. THE MLAG SHOULD BE REEVALUATED BASED
UPON THE AS —BUILT CONDITIONS AND ANY CHANGES IN SITE GRADING IN THE AREAS WHERE THE
MLAG DESIGN POINT WAS DETERMINED. REFER TO DOCKET NO: 12090018 DP AMEND FOR
PREVIOUSLY APPROVED STORM WATER MANAGEMENT FACILITIES RELATED TO THE SUBJECT
PROPERTY.
