5. Docket No. 05120012 DP/ADLS: Arden Townhomes
The applicant seeks approval for a 90-unit townhome development on 12.7 acres.
The site is located at 1940 E 136th St. and is zoned PUDlPlanned Unit Development.
Filed by Jim Shinaver of Nelson & Frankenberger for Buckingham Properties, Inc.
The applicant seeks to create 90 townhomes on 12.7 acres. This project was rezoned to PUD on
November 21, 2005. This petition is for the approval of the site as well as the architecture,
lighting, and landscaping. The public hearing for this item was held at the January 17th Plan
Commission Hearing. No one spoke in opposition. Please see the original packet, and
supplemental committee packet for full details.
The Plan Commission voiced the following concerns:
1. Requested the use of brick in the first floor for buildings facing the path.
2. Details of foundation plantings for the structures adjacent to the path.
3. Drainage details in regards to Cool Creek flooding.
4. Path Construction Timeline.
All of these items have been addressed in the supplemental packet.
After a thorough review of the submitted materials, staff has the following comments:
1. All windows should be framed or make use of lintels and sills. Side and rear elevations
should not have "punch out" windows.
2. Side elevations should have windows on the first floor.
3. An additional pedestrian connection at the mid point of this project to the 12 foot path
along the eastern border should be made.
4. During the rezoning phase of this process, a secondary "emergency only" access was
discussed. Will this be implemented?
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission with a positive recommendation after all comments and concerns
are fully addressed.
