The applicant seeks the following development standards variance approval: 2. Docket No. PZ-2022-00026 V UDO Section 5.39.I.2.b.i Signs facing street frontage (south) allowed; Signs facing east requested. The site is located at 4520 Northwestern Dr. (in Park Northwestern Subdivision, part Lot 2). It is zoned I1/Industrial and is not located within any overlay district. General Info & Analysis: Signage is required to be oriented towards the street frontage that a subject parcel of land fronts upon. The Petitioner seeks approval for signage to face east, toward a drainage easement / dry detention area, rather than south towards its Northwestern Drive street frontage. Please see the Petitioner’s info packet for more detail on the variance request. Sign Location Variance: The Petitioner requests that proposed wall signs be allowed to face east, toward a neighboring parcel of land that is being used as a drainage easement / dry detention pond area by a different landowner. Beyond that is the Michigan Road corridor. The building is located approximately 580 feet from Michigan Rd. (For comparison, a football field is 360 feet long.) The signs will meet the sign ordinance criteria for fitting in to the Spandrel Panel Areas. The proposed illuminated wall sign for Four Corner Framing will be 3’ 5.5” inches tall and 12’7” inches wide, for a 81.3 sq. ft. sign. A second potential future tenant wall sign will be 2’11” inches tall and 5’8” inches wide, for a 16.5 sq. ft. sign. The sign raceway will be painted to match the same color as the building exterior. While the signs will not be legible from Michigan Road, they will gain better visibility by being placed on this east façade, so patrons who enter this industrial businesses development from Michigan Road will have better wayfinding as they approach their destination. And, the Planning Dept. supports the variance request. Findings of Fact: Please refer to the Petitioner’s Findings of Facts included in their info packet. Recommendation: The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2022-00026 V, with adoption of the findings of fact submitted by the Petitioner.
