FOX GENERAL CONTRACTORS 4620 North Keystone Avenue Indianapolis, Indiana 46240 6CS-1~ODG[U Re: Fire Damage Inspection Tumuluri Residence 10909 Lakeview Drive Carmel, Indiana Indiana Claim No.: McComas File No: 302643860 F25116 Dear Mr. Wilson: On December 12, 2005, you retained McComas Engineering to conduct an inspection and prepare this report on the structural concerns with the fire damage repair at above referenced residential structure. Reportedly, the building was damaged at the lime of a fire on, or about, August 4, 2005. On October 3, 2005 and December 12, 2005 inspections of the subject building were conducted. Mr. A.C. Gourley, with J.L Fox General Contractors, and you were present at the time of our inspection and circumstances surrounding the alleged damages to the subject structure were discussed at this time. OBSERVATIONS & DISCUSSION: At the time of our inspection the following structural repair concerns and information were noted: 1) The Master Bath plumbing wall was a single stud 2x4 wall. Concerns with the width of the framing can easily be repaired by using a double stud 2x4 wall. The waste pipe within the wall can and should be reduced to a 1 Y;.- inch diameter PVC pipe. Stud guards should be used to protect the pipe. 2) The ceiling framing above the Master Bath has been partially repaired. " inch holes within the bottom third of the 2x10 joists when the home was buill. The holes are within 5'-0" from the support and are not located within the midspan of the joists. No evidence of distress within the joists was observed at the time of our inspection The holes are located so as not to affect the structural integrity of the floor framing The joists should perform adequately through the life of the structure. I would not request any joist reinforcement at the time of this repair. 4) The second floor framing over the Living Room were drilled with a 1 Yo-inch hole within the bottom third of the 2x10 joists when the home was built Similar to the holes over the Living Room, mentioned above, the holes in our opinion do not affect the structural integrity of the floor framing. I would not request any joist reinforcement at the time of this repair. 5) The header over the cased opening between the Living Room and Family Room was recently widened to 9'-9" using a double 2x12 header. II is our engineering opinion that the double 2x12 should be removed and reconstructed with a double 10/. x 11 Yo Microlam beam The beam material should be a minimum of Truss Joist- MacMillan, Microlam 1.9 E. This is the minimum strength material they market. The double 2x12 header will not adequately support the floor and roof loading it supports. CONCLUSION: The above stated opinions are based on the physical evidence present at the time of our inspection. Unless further technical assistance is required, the writer considers the above as complete and sufficient per the scope of engineering work requested, and will provide no further technical assistance, This report contains the entire results of the inspection and no oral representation of any person, in any manner, may amend, modify or alter this report.
