Petitioner seeks Architectural Design, Lighting, Landscaping & Signage approval for an office complex. The
site is located on the northeast comer of West 96dt Street and Spring Mill Road. The site is zoned
PUD/planned unit development.

It is the understanding of the Department that there will be changes made to the Parkwood Crossing West plans as
part of the litigation settlement involving the zoning approval. If this is the case the applicant could request that the
Plan Commission return the petition back to the Special Studies committee to review the changes when they become
available. At this time the Department cannot tell if the changes are going to be "minor" enough not to require going
back to the Plan Commission. Section 6.1.D of the PUD ordinance allows the Director to approve minor and
material alterations to the approved ADLS plans. A minor alteration is defined as any change to an approved plan
that involves less than 10% of the plan's total area or approved materials. The Department has been informed by the
applicant that it is their expectation that all the changes will be less than the 10% allowed by the Ordinance to be
approved by the Director without the requirement to go back before the Commission. Returning to the Special
Studies Committee may avoid having to submit a ADLS Amendment in the future if the changes are significant
enough however it is not possible to foresee the extent of the changes today.
Based on the information provided to date the Department recommends that the Plan Commission approve
the ADLS petition,
