Docket No. 39-01 ADLS; Meijer Convenience Store Petitioner seeks Architectural Design, Lighting, Landscaping & Signage approval for a Convenience Store. The site is located at the northeast comer of West Cannel Drive and Pennsylvania Street. The site is zoned OM/M (Old MeridianlMeijer District). The petitioner also seeks approval of the following Zoning Waiver: 39-01a ZW Z-3525.7B.I(a) < 25' minimum building height Filed by Paul G. Reis of The Reis Law Firm for Meijer, Inc. The applicant has submitted a revised plan to the Department. This plan will be presented at the November 6th Special Studies meeting. The Department finds that the revised layout address the concerns raised by the committee including reducing light spillage, providing landscaping to screen the canopy area from adjoining roadways, and providing a safer traffic pattern through the layout of landscape islands on the site. The Department has requested that the applicant bundle the new site plan with other information including the revised (current) proposed elevations, lighting plan, signage, etc. into a booklet for the Committee members (to be distributed at the meeting). This will make the task of bringing everyone back up to speed on the current proposal easier and provide an up to date summary of where all ofthe aspects of the project stand. The Department recommends that the Special Studies Committee forward this item back to the Full Plan Commission with a favorable recommendation upon their review and approval of the revised layout.
