EXPLANATION
Ben Li and Yvonne Li are the owners of two (2) parcels of real estate located
north of 6th Street NW and on the eastern side of Rangeline Road. The site is currently
the home ofan insurance company, a certified public accountant, and a real estate
business. The common address of the real estate is 621 North Rangeline Road and 611
North Rangeline Road. The subject real estate is presently zoned B-5 (business district),
and the real estate is also located within the Character Sub-Area of the Old Town District.
The subject real estate went through the Development Plan and ADLS amend site
plan approval process in October 2005, and was ultimately approved under Docket No.
05080042. In connection with the ADLS/DP approval process, the approved site plan
showed a suspended sign for each parcel located within the right-of-way of Rangeline
Road. The final approved site plan is shown under Tab 3 of this brochure, and the
location of the two suspended signs within the right-of-way are highlighted. In looking at
the site plan, it is noteworthy that, for 611 North Rangeline Road (the southernmost
parcel), (i) 45-foot proposed right-of-way reaches the western elevation ofthe house and
(ii) due to the location of the home and the driveway on that parcel, there is no place
outside the right-of-way to place a sign without it being obscured from view. At 621
Rangeline Road (the northernmost parcel), placement of the suspended sign outside of
the 45-foot right-of-way would partially obscure its view and negatively impact the
general public's ability to locate the business. In recognition of the site limitations, the
petitioner is requesting that the two suspended signs be placed within the 45-foot right-
of-way, but outside the existing 30-foot right-of-way, in order to promote (i) the general
public's ability to locate each business occupying the real estate and (ii) consistency in
appearance and location of suspended signs.
Included under Tab 4 of this brochure are photos of the existing buildings, and
included under Tab 5 is a conceptual rendering of the suspended signs. The suspended
signs shown under Tab 5 meet the requirements of the Zoning Ordinance for the
Character Sub-Area in the Old Town District. We look forward to presenting this request
to the Board of Zoning Appeals Hearing Officer at the meeting scheduled for 5: 15 p.m.
on March 27,2006.
