DEVELOPMENT STANDARDS VARIANCE 1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The new proposed building will consist of one(l) 2-story 2-unit brick townhouse. Additionally, there would be no burden on traffic and/or drainage issues. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: Construction of townhouse cOincides with existing lot sizes and homes within the neighborhood. Few lots within the neighborhood fail to meet required R-3/R standards, new lot would not look out of place and increase the neighborhood property value. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The proposed lot size is 7,820 S.F. - ordinance for 8000 S.F. for a minimum lot. Thus project would fall short by approx. 1.95 ft along the width side of the property. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket No. is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
