Re: 10155 Ditch Road Plan Set, variance for FFE
Alex,
VS Engineering is requesting a variance from the City’s requirement for the FFE to be 1’ above the highest adjacent road grade. The site generally drains from Ditch Road to the west
towards Spring Mill Run located along the eastern property boundary. The elevation of the house has not been altered from the first plan submittal since raising the house to have a
FFE above the highest road grade would unnecessarily elevate the house above the existing grades. The Basement FFE is currently over 6’ above the adjacent floodplain elevation. Site
grading has insured that adequate drainage conveys stormwater and drainage away from the structures and towards the receiving waterway (see “Grading Plan” sheet). See enclosed plan
set for the necessary sheets to review.
