PLAN REVIEW COMMENTs & RESPONSES

Mr. Ellison – thank you for your review of the project. Please see your plan review
comments and our responses below.
1. Comment: IFC 3313.1 Where required. In buildings required to have standpipes by
Section 905.3.1, not less than one standpipe shall be provided for use during
construction. Such standpipes shall be installed when the progress of construction
is not more than 40 feet (12 192 mm) in height above the lowest level of fire
department vehicle access. Such standpipe shall be provided with fire department
hose connections at accessible locations adjacent to usable stairs. Such
standpipes shall be extended as construction progresses to within one floor of
the highest point of construction having secured decking or flooring.
Response: Standpipes will be part of the subcontractors design
scope. Standpipes will be designed and installed per code and drawings provided
for approval.
2. Comment: IFC 1008.1.2 Doors shall swing in the direction of egress travel where
serving a room or area containing an occupant load of 50 or more persons. The
required exit door at the NW garage lobby shall swing in the direction of egress
travel.
Response: Door has been added from stair at NW corner of garage to provide
more direct access to the exit.
3. Comment: The required exiting fire resistive rating shall be maintained at all garage
lobby and garage exiting areas for the R occupancy occupants. Several locations
where residential occupants must exit through garage lobby locations do not
maintain the required fire resistive rating. IFC 1018.6
Response: Stair lobbies have been revised to be 2 HR rated so the egress path
rating is maintained. Exit signs on east residential corridor are removed from
electrical drawings.
4. Comment: As we discussed, code compliant exiting must be maintained at all times
from the 1st floor exit corridor through the leasing office as currently
proposed. Under the rules of the IFC, obstructing or restricting of this exit
location is not permitted.
Response: This door is to remain unlocked and free to pass for residents at all
times.
5. Comment: The garage interior stairs exiting at grade level need revised to comply
with the exit discharge rules established in section 1027 if the IFC.
Response: Exit sign is provided at double doors and at exterior door to clearly
mark the egress path when leaving the lobby area. No other equipment, furniture

or anything which may be an obstruction is planned for the space between the
egress doors from the lobby to the exterior door.
6. Comment: A Standpipe system shall be installed as required by section 905 of the
Indiana Fire Code. Hose valve connections shall be installed at each required
location as identified by section IFC 905.4. Plans for the standpipe system shall
be submitted for review by CFD.
Response: Standpipes will be part of the subcontractors design scope. Standpipes
will be installed per code and drawings provided for approval.
7. Comment: Single Station Smoke Alarms shall be installed as required by the section
907.2.11 of the Indiana Fire Code.
Response: Fire alarm system will be part of the subcontractors design
scope. Alarms will be designed and installed per code and drawings provided for
approval.
8. Comment: Per section 3002.4 of the Indiana Building Code, Provide confirmation
the elevators in the buildings can accommodate an ambulance cot.
Response: This will be provided when the elevator manufacturer and model is
finalized. The current basis for design for elevator #1 is a 4500# service elevator.
9. Comment: Any Electronic locking system shall be installed as required by the
Indiana Fire Code.
Response: The access control system will be in compliance with the Fire Code as
required.
10. Comment: Please submit fire alarm and fire sprinkler plans to CFD once available.
Response: Fire sprinkler and fire alarm drawings will be submitted to CFD.
