7H. Docket No. 05120002 OA: Patch VI - Ordinance Amendment
The applicant seeks to Amend Chapter 6: Standards of Design and
Chapter 9: Plat Certificates, Deed of Dedication of the Carmel Subdivision
Control Ordinance.
The applicant seeks to Amend Chapter 3: Definitions; Chapter 5: S-
l/Residence District; Chapter 23C: US Highway 421 - Michigan Road
Corridor Overlay Zone; Chapter 23F: Carmel Drive - Range Line Road
Overlay Zone; Chapter 25: Additional Use Regulations; Chapter 25.07:
Sign Ordinance and Appendix A: Schedule of Uses of the Carmel Zoning
Ordinance.
Filed by the Carmel Department of Community Services.
The Department of Community Services seeks to amend the Subdivision Control and
Zoning Ordinances. This patch makes some alterations that have been requested over the
past few months. Please see the detailed changes that were included with the agenda in
the previous mailing.
A summary of changes made is as follows:
SUBDIVISION CONTROL ORDINANCE
1. Chapter 6: Gates, Private Streets and Subdivision Wall language
2. Chapter 9: Corrections to Plat Certificates
ZONING ORDINANCE
3. Chapter 3: Add definitions for Permanent and Temporary Signs, Correct
4. Chapter 5: Remove Mineral Extraction language from S-I.
5. Chapter 23C: Add maximum standards for percentage and square footage for retail
north of 106th Street in Michigan Road Overlay.
6. Chapter 23F: Allow projecting signs in the Carmel Drive - Range Line Road
Overlay.
7. Chapter 25: Clarify private swimming pool setbacks; include subdivision fence/wall
standards to match those in SCO Chapter 6.
8. Chapter 25.07: Further clarify that projecting signs are allowed in Carmel Dr - Range
Line Overlay, reduce square footage for Subdivision Constructions Signs and
Real Estate Signs, Clarify Interim Signs.
9. Appendix A: Allow restaurants in B-7 and M-3 (since they already exist), remove
mining.
The Department recommends that this item be forwarded to the Special Studies
Committee on January 3, 2006, for further discussion.
