Re: BZA Docket Nos. PZ-2022-00051 V; 00055 V: Messmer Pool Variances
Dear Mr. Messmer:
At the meeting held on Monday, April 25, 2022, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located
at 14493 Twin Oaks Drive:
APPROVED with Condition: Messmer Pool Variances: Development Standards Variance approvals for:
• Docket No. PZ-2022-00049 V: Pool/decking setback must be 3-ft from any easement; 0-ft setback granted,
• Docket No. PZ-2022-00050 V: Maximum 35% lot cover allowed, 45.7% granted, and
• Condition: The Petitioner addresses all Carmel Engineering Dept. comments.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is April 25, 2025.
Please include a copy of this letter with any permit application.
