City Engineer’s Office City of Carmel One Civic Square Carmel IN 46032 RE: The Reserve at Spring Mill Amended Preliminary Plat Request for Approval of Design Standard Waivers Mr. Kashman, on behalf of Pittman Family Real Estate Investors, LLC, I am requesting a waiver of two (2) parameters of the City of Carmel Standard Drawing 10-26, Subdivision Cul-De-Sac ‘A’. An Amended Preliminary Plat (Docket No. PZ-2021-00197 PPA) has been filed with the City of Carmel to subdivide two (2) lots located at 350 and 351 Sanner Court in the Reserve at Spring Mill subdivision, into six (6) lots. The creation of four (4) new lots will be accomplished by extending Sanner Court to the east of its current terminus point. The proposed extension of Sanner Court is shown on the attached exhibit. The waiver requests pertain to the proposed extension of Sanner Court, which is a private street. The two design waivers being requested are: • Allow for the new cul-de-sac on the extension of Sanner Court to be constructed to the same dimension of 38 ft. from the center point to the back of curb as the existing cul-de-sac. This would be a reduction of 3 ft. from the standard radius of 41 ft. • Allow for an overall cul-de-sac length of 696 ft. from the intersection of Millridge Drive to the center of the cul-de-sac which exceeds the maximum allowable length of 600 ft. The City of Carmel Standard Drawing 10-26 for a Subdivision Cul-de-sac ‘A’ is attached for your reference. The granting of these design waivers will not be deleterious to the existing homeowners or future homeowners along Sanner Court, nor will it negatively impact the City of Carmel since the street is privately maintained.
