Petitioner seeks Architectural Design, Lighting, Landscaping & Signage approval for an
auto dealership. The site is located northeast of East 96th Street and Keystone Avenue. The
site is zoned B-3/business and is located partially within the SR 431/Keystone Avenue
Overlay Zone. !

The Special Studies Committee forwards this item back to the full Plan Commission with a
favorable recommendation by a vote of 6-0.
The applicant has committed to the removal ofthe two pole signs along Keystone Avenue as part
of their request. The commitment would be subject to all necessary approvals to cdnstruct the
development as proposed. The Department has requested that the applicant provid~ this in
writing and expects to deliver it to the Plan Commission at the meeting. In additioq. the applicant
has made alterations to the front fayade ofthe main building. The Special Studies ~ommittee
has reviewed the changes and the applicant has indicated that they will have elevatibns for
review by the Plan Commission at the meeting. I

In addition to Plan Commission approval of the ADLS application, the applicant will be seeking
Special Use Amendment and Variance approval from the Board of Zoning Appealsl
The Department recommends that the Plan Commission approve the ADLS pJtition
subject to the commitment to remove the two pole signs.
