Apologies if this may be obvious-but I want to make sure I understand what we need to do. Does this mean that we don't need to apply for a renewal of the use permit then since we're complying with the construction projects? Then the use variance will be in effect for the rest of the time we're in the building (hopefully very long-term, well past the next few years)? Thanks for clarifying! We are so blessed to have the City of Carmel grant us our use variance so that we could continue to grow our academy here in Carmel. As summer is approaching quickly, we wanted to make sure we knew what we needed to do in order to have our use variance extended. Would you be able to share with me those steps? Do we need to reapply, or what does that process look like? Would that be a permanent use variance or how long would that approval be good for? I know your letter to us initially approving the variance had said this use variance approval expires on June 27, 2025. We want to make sure we're being proactive and completing all tasks as needed in this use variance renewal process. As you know, we have completed all but one item (the sidewalks & multi-use path) required of us with this approval-and that we have received an extension to complete that project in three phases. We are in discussions with a sidewalk/multi-use path contractor now to get the construction underway and we have all intentions of having the required first phase complete by August 1st. It is the belief and understanding of this office that the Coram Deo Academy has met the provisions of LIDO Article 9.15, including the need for continuous construction within three (3) years, and including completion of the landscape installation and approval by the City's Environmental Planner, Daren Mindham, which occurred on June 20, 2023. He will accept the commitment to install the path in the summer of 2024 if a performance bond for the cost of installing the path is provided to our department. In order to determine how much the bond should be for, please have an engineer’s estimate provided for the expected cost of the path. The estimate should breakdown the cost and amount of each individual material that will be necessary for construction. Once we have approved the estimate, a non-reverting performance bond for the approved amount will need to be provided to Caleb Warner in our office. As part of the variance approval, we are to install bike racks on the property. In agreement with your office, we currently offer interior, locked bike storage. We plan to keep this storage area even as we reconfigure the space in future years. For exterior storage, we are working with a contractor to install long-term, permanent bike racks near the main school entry doors. Please see the included diagram showing the planned placement of these bike racks. We anticipate having the bike racks installed by the end of June 2023. Coram Deo is a private school offering pre-kindergarten through 12th grade instruction. They are seeking a Use Variance with the Carmel Board of Zoning Appeals to operate their facility at 525 Congressional Boulevard, Carmel, IN 46032. This is an existing building that is currently vacant. There will be no changes to the exterior of the property except for a fencing of the grass area and changing the sign panel on the existing monument sign. We have been advised by the staff of the Carmel Community Development Department that this will not be reviewed by the Carmel Technical Advisory Committee.
