DEPARTMENT REPORT
MONDAY, MAY 23, 2022
(V) Greco Shed Location Variance.
The applicant seeks the following development standards variance approval:
8. Docket No. PZ-2022-00066 V UDO Section 5.02.B Minimum 25-ft setback behind the
front line of the principal structure required, approximately 90-ft in front of house requested.
The 5.1-acre site is located at 9777 Ditch Rd. and is zoned S1/Residence and SFHA/Special Flood Hazard
Area. Filed by Peter Michael Jr (PJ) & Lauren Marie Greco, owners.
General Info & Analysis:
The Petitioner seeks approval to install a 32’ x 14’ storage shed in the front yard of their 5.1 acre site. It will
have a cape cod design. Please see the Petitioner’s info packet for more detail on the variance request.
The UDO (Unified Development Ordinance) requires a minimum 25-ft setback behind the front line of the
principal structure for a detached accessory structure. Approximately 90-ft placement in front of house is
requested.
The parcel of land does not have frontage on Ditch Rd.; it is accessed by an access easement. The proposed
shed will sit approximately 930 feet back from the street.
The exiting house sits around 1,056 feet back from the street. And, the areas to the rear of the site, east of and
behind the house, are located within floodway and floodplain, and the land has a steep drop off in that area as
well.
The Petitioner addressed all planning/zoning review comments. And, the Planning Dept. supports the
variance request.

Recommendation:
The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2022-00066
V, and with adoption of the findings of fact submitted by the Petitioner.
