November 2,2005: Purchased property
November 4,2005: Spoke to Scott brewer regarding tree removal in front ofproperty~
He mentioned that he would like to see the tree preserved. Not a good specimen: silver
maple tree, trunk branches into 3 and the bark is peeling. Considering the softness of the
silver maple it is most likely a liability waiting to happen. Would love to plant something
that would bloom and hold a nice fall color late into the winter. Scott said that we would
need approval from Les aIds or Angie Kahn.
November 4, 2005: Spoke to Angie Kahn who indicated that approval would be
granted based on ADLS approval.
November 9, 2005: Phone conversation with Matt Griffin. Discussed percentage of
property available for footprint, parking requirements. Set up meeting for November 15,
to show initial drawings for site remodel. Our hope was to open dialogue with the City of
Carmel so that we make certain that our goals for the site would coincide with the Cities. .
. November 15,2005: Met with Matt Griffin showed initial elevations for site
development. Matt was going to present to Les aIds and some other people in the
planning area. Initial reaction seemed positive, but non-committal.
December 2, 2005: Met with Matt Griffin to discuss reaction to initial elevations.
Initial reaction to building and landscape development was positive. Initial parking was
mimicked from the optometrist office on the opposite side of 1 sl Street. Matt mentioned
that Gary Duncan, from the street department, said that type of parking would not be
permitted. There is a possibility that 1 sl Street will be widened in the future. That type of
parking was approved for the optometrist, with the knowledge that he will lose that
parking in the future and parallel parking will be on 1 sl Street. In addition to parking that
will be available at the future mall and underground parking lot that is currently payless
liquors. We were willing to accept the same conditions knowing that we would lose that
parking in the future; again Gary Duncan said that type of parking would not be
approved. Matt suggested that we have one point of entry for parking and have parallel
parking in front of house, he also mentioned maybe talking to neighbor to consider a
shared parking lot.
January 6, 2006: Met with Paul Scherrer, owner of Sycamore Group, to discuss
possibility of a shared parking area. Paul was very receptive to the idea and we will.show
him drawings when we have them.
January 17,2006: Sent drawings to Paul to see ifhe liked the layout of the proposed
parking area. Things went well and a contract will be drawn to share expenses on the
loop around and shared parking areas.

Parkina Discussion: Due to the fact that the site is
extremely narrow (38 feet and the existing structure
is approximately 24 feet wide), parking is a challenge.
As suggested by planning staff, an agreement has
been made with the owner of the property to the west
to share common drives and parking spaces to both
prpperty owners benefit.

Site liahtina discussion:
Due to the fact that this is a well lit area of the city (street lighting) there will be no
planned parking or walkway lighting. Lighting is restricted to two residential
(75watt) decorative porch fixtures with no spill over to adjacent properties.
