Development Profile
Sycamore Farm is planned as a low density residential community in strict conformance
with the standards of the S-1 zoning classification. The community will include 65
homes on 48 acres with a density of 1.35 homes per acre. Homesites range in size from
15,875 square feet to 31,706 square feet with typical lots of 130 foot width and 125 foot
depth. The planned homes will be in the size range of 2,800 to 3,600 square feet with
sales prices in excess of$250,000.
The site development plan reflects a sensitivity to the natural characteristics of the land
which include rolling topography, a ridge line, floodplain and trees. The prominent
feature of Sycamore Farm is the 7.5 acre community common area which is adjacent to
116th Street. This area will include perimeter sidewalks, tree preservation areas, a pond,
seating areas and a neighborhood access path. Other community common areas include
the Gray Road entryway and the pond at the southeast corner of the property.
The main entry to Sycamore Farm will be a divided median boulevard off of Gray Road.
The neighborhood will also connect to the Kingswood Subdivision at the existing road
stub of Regency Lane. The barns on the property will be relocated off-site, but the `1
homestead will be preserved and integrated into the Sycamore Farm neighborhood. , 1
Construction traffic will be directed into the project along the existing driveway of the
homestead. Signage and barriers which meet the approval of the Carmel Fire and Police
Departments will be used to discourage construction traffic on Regency Lane.

UTILITY SUMMARY
WATER SERVICE
Domestic water service will be provided by City of Carmel Utilities which has existing waterline
mains along Gray Road and stubbed to the south property line along the stub street from
Kingswood.
SANITARY SEWER SERVICE
Sanitary sewer service will be provided by City of Carmel Utilities. There is a 21-inch sewer
approximately 2000 feet south of the site along Gray Road and also a sewer stub along the stub
street from Kingswood at the south property line of the site. These two options will be
evaluated in cooperation with the Utility Department to determine which option is best for the
site.
SOILS STATEMENT
Soils maps from the United States Department of Agriculture, Soil Conservation Service,
identify Ockley and Fox soil types within the area to be developed on the subject property.
Ockley and Fox are associated with deep, well drained with moderate permeability. Shoal and
Westland soils are identified in the northern portion of the site which will be undeveloped except
for the construction of a lake.
DRAINAGE
Existing topography is gently rolling over the majority of the site with a steep ridge at the
northern end of the property. Virtually all of the site is presently agricultural except for the
existing homestead and the northern portion of the site. The existing drainage pattern is to the
east and northeast with flow to Cool Creek.
The storm drainage system will consist of surface drainage collection, conveyed by storm sewers
to the proposed detention areas. The detention areas will then outlet into Cool Creek through
storm sewers.
