Dear Carmel Board of Zoning Appeals:
I am requesting a Development Standards Variance under Docket Numbers PZ-2022-00056 V,
PZ-2022-00059 V, and PZ-2022-00060 V and have attached my information packet.
I am requesting variances to build a detached garage/pool house on my property to increase
enjoyment, and the garage/pool house is in the character of the home and in character of the
neighborhood. This request was approved by my Home Owners’ Association, for which my
adjoining neighbor to the West and adjoining neighbor to the Southwest is a member.

Statement of Variance Request
I am requesting Development Standards Variance as follows for our garage/pool house under
Docket Numbers PZ-2022-00056 V, PZ-2022-00059 V, and PZ-2022-00060 V as follows:
• 5.02(B)(1) Allow variance setback to allow detached garage / pool house be placed roughly
parallel to front of home.
• 5.02(B)(3) Allow variance of maximum inside detached garage / pool house floor area to be
919 sq. ft. (including
under stairs and sink area).
• 2.04 Allow variance of 20 foot tall maximum structure.
Statement of Support
The information packet outlines many reasons the variances are requested, but building the
garage/pool house will enable us to store our cars, pool gear and other items out of sight. The
addition will provide a more aesthetically pleasing view from the East, which is how people
approach the property. The current approach view is of garage doors.
In the pages following, I have included items to help articulate how this addition is within
character of the gated neighborhood. Most homes in the neighborhood have four or more
garage spaces, while ours has three, and three homes have 7 or 8 garage spaces total.
The HOA has approved the garage/pool house development, and that information is attached
at the end of this packet.
