1 The approval of this variance will not be injurious to the public health. safety, morals and general
welfare of the community because.
The approximately 1.30-acre lot is large enough to easily provide for a garage of this
size and maintain large distances from neighboring homes without crowding. The
proposed location exceeds the setback requirements on all sides.
2. The use and value of the area adjacent to the property included in the variance will not be affected
in a substantially adverse manner because
The adjacent properties are also of significant and similar size and also include
accessory structures, detached garages and storage barns. The design and exterior
elevations of the proposed structure is aesthetically pleasing and meant to be in
harmony with the design of the most recently built homes in the area.
3 The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because
The current allowable SF of 720 SF will not be large enough to accommodate the
vehicle storage and workshop that we would like to include with the 2-car garage and
other storage needs. The current allowable height limit of 18' as defined would not
permit the potential addition of the dormer which would provide more storage area in the
attic.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards
Variance Docket No. 12-2022-00p47 - 601 f is granted, subject to any conditions stated in the
minutes of this Board, which are incorporated herein by reference and made a part hereof
