1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
This shed will have no impact on the public. It will be out of sight from public land.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
There is no impact to the use of the adjacent property. The shed is beautifully made and
will be well maintained. It improves the value of the adjacent property by providing more
privacy and giving me a place to keep tools which will be used to maintain my property
which will also improve the value of the adjacent property.
3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the
use of the property because:
The land behind the house drops off like a cliff, affording nowhere to put an accessory
building behind the primary structure.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No.
p2 2 02 2, -0006(a V is granted, subject to any conditions stated in the minutes of this Board, which are
incorporated herein by reference and made a part hereof.
