Dear Mr. Greco: At the meeting held on Monday, May 23, 2022, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 9777 Ditch Road: APPROVED with Condition: Greco Shed Location - Development Standards Variance approval for: • Docket No. PZ-2022-00066 V: Minimum 25-ft setback behind the front line of the principal structure required, approximately 90-ft in front of house granted, and • Condition: The Petitioner works with the Carmel Urban Forester on the evergreen species and number of trees to include in the rear of the shed between the shed and south property line. Plantings to be installed by the Petitioner/Landowner within 30 days of Urban Forester’s approval of the landscape plan. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is May 23, 2025. Please include a copy of this letter with any permit application.
