C. Storefront
1. Exterior Windows / Barricade
a. Coordinate window marketing with EXPRESS. Store to receive graphics and install
marketing / posters on window prior to closing for remodel.
b. GC to provide and install BLACK paper on all storefront windows full height from top to
bottom. GC furnished and installed. GC to take note that this is an exterior store and
there are windows on the front and side of the store.
c. Remove existing “EXPRESS” window decals / safety vinyls on storefront. Sign vendor to
provide new decals, installed by GC. Coordinate with EXPRESS PM locations of new
decals. Refer to photos, plans, and sign shop drawings for new locations. Height of new
safety vinyl’s to be 3’-0” AFF to bottom of letters.
d. Clean all exterior windows / frames prior to turnover.
2. Exterior Metal
a. Green Metal / Green Aluminum
i. Paint BLACK (P-73) all green metal / aluminum surfaces, on front of store, as well as
side of store - see finish schedule, plan and photos for callouts. Ensure to follow
below process for painting all metal. Painter / GC will repaint if process below is not
adhered to.
1. Repair any minor dents / scratches in existing metal with Bondo prior to painting.
2. Remove any tape / adhesives from metal prior to paint.
3. Painting of all storefront / interior metal to follow the below process.
a. Remove all grease, dirt and other surface contamination by applying a
solution of Corotech® Oil & Grease Emulsifier V600.
b. Remove all remaining loose paint, rust and mill scale via Hand Tool
Cleaning (SSPC-SP2) or Power Tool cleaning (SSPC-SP3).
c. Fill holes and cracks and sand smooth.
d. Glossy surfaces must be fully deglossed. Moderate to heavily rusted
areas must be thoroughly prepared and active rust should be properly
removed.
e. Apply one coat of Corotech® Acrylic Metal Primer V110 prior to top
coating.
f. Apply (2) final coats - Application of paint to use Airless Spray
i. Tip range between .015 and .019.
ii. Total fluid output pressure at tip should not be less than 2400 psi.
4. Ensure all metal seems are painted and no Green is visible anymore where it is
to be painted black.
b. Any work on exterior to be completed during non-shopping center operating hours / early
morning / night work, and coordinate with Mall Operations.
3. Canopy / Signage
a. Existing signage / canopies to remain - Clean canopy metal / signage prior to turnover.
4. Entry Doors (2 Sets)
a. Retain any / all decals on glass doors.
b. Ensure entry doors operate properly, repair / adjust as required for doors
c. Ensure door hardware is tight and secure. Re-secure as required.
d. Clean existing door metal / glass prior to turnover.
