HomeMy WebLinkAboutExplanation of DSV Request EXHIBIT B EXPLANATION OF REQUESTED DEVELOPMENTAL STANDARDS SIGN VARIANCE The applicant, The Linder Company, plans to redevelop the real estate previously known as Keystone Square Mall and Shopping Center and recently renamed Merchants' Square (hereafter "Merchants' Square"). In furtherance of the planned redevelopment of Merchants' Square, The Linder Company desires to replace the existing off premises Center Identification Ground Sign which presently serves the site. Attached hereto as Exhibit "E" is an aerial photograph of Merchants' Square and attached hereto and marked as Exhibit "F" is a site plan. The new off premises Center Identification Ground Sign is to be located near the intersection of 116th Street and State Road 431 and is indicated on the site plan as "pylon sign and moving reader board". Per the terms of§25.7.01-2 of the Carmel Clay Township Sign Ordinance (hereafter "Sign Ordinance"), Merchants' Square is defined as a Multi-Tenant Building Complex. As such, per the terms of §25.7.02-11, Merchants' Square may utilize an off premises Center Identification Ground Sign according to the terms and conditions of the Sign Ordinance's Sign Chart. However, due to the expansive nature of the proposed redevelopment of Merchants' Square and the importance of properly and adequately identifying the primary tenants of Merchants' Square, the Linder Company is seeking a variance from the applicable provisions of §25.7.02-11 and the Sign Chart. Attached hereto as Exhibit "G" is the Linder Company's proposed off premises Center Identification Ground Sign. The proposed off premises Center Identification Ground Sign will be landscaped, internally illuminated, and will contain a logo, interchangeable copy and a reader board.
