2. Docket No. PZ-2022-00069 ADLS Amend: Juniper on Main - Deck expansion.
The applicant seeks design approval for an expansion of their outdoor seating area on the west side of the
building. The site is located at 110 E. Main Street. It is zoned B-1/Business and is in the Character Sub-Area of
the Old Town Overlay. Filed by Corrie Sharp (Meyer) on behalf of Kenny Keltner.
Project Overview:
The Petitioner proposes to add a deck to the west side of the existing restaurant. The overall site layout will remain as it is
today. To the north is a public parking lot (zoned R-3 and Old Town Overlay – Character sub-area), to the west is
Woody’s Library restaurant (zoned B-1 and Old Town Overlay – Main Street sub-area), to the east is Greek’s Pizzeria
(zoned B-1 and Old Town Overlay – Character sub-area), and to the south is the Museum of Miniatures (zoned B-1 and
Old Town Overlay – Character sub-area). Please refer to the Petitioner’s informational packet for more details.
Site Plan and Parking:
The overall site layout will not change. The site is accessed from Main Street on the east side of the property, with angled
parking spaces along the east side of the building. These six existing parking spaces will remain. Three of the back
parking spaces will remain along the north property line. The existing garage at the northwest corner of the site will
remain.
Previously, the Petitioner received BZA approval of a variance for lot coverage at 84% when 70% is allowed (Docket No.
18070005 V). The proposed new deck will not count towards this lot coverage percent, as it is wooden and raised off the
ground. Water will still be able to reach the ground.
Architectural Design:
The deck will be constructed of wood and the railing and spindles will be the same as the existing on the larger patio. The
deck is proposed to be 10’ x 34’ or 340 sq. ft. About 10 tables will be able to fit in this space.
Lighting:
String lights are proposed to illuminate the new deck area. No other lighting changes are proposed.
Landscaping:
No landscaping will be changed, and the Urban Forester has signed off on the plan.
Signage:
The existing suspended sign will be relocated further to the north, in the remaining grassy area on this west side of the
building.

Recommendation:
The Department of Community Services recommends the Commercial Committee votes to Approve this item.
