I STATEMENT OF PURPOSE I Drees Premier Homes, Inc. submits this request for primary plat approval in order to develop the subject 29 +/- acres into a high-end single-family subdivision to be known as Stafford Lane (see site location map at Tab B). As proposed, Stafford Lane will consist of 50 home sites (see site plan at Tab C). The average price of homes in the community is expected to be over $480,000. Single-story homes will include at least 2300 square feet on the ground floor level. Multi-story homes will include an overall square footage of at least 3200 square feet. Exterior building materials will include four-sided first floor brick wrap and cement fiber siding. Sample home elevations of some of the Drees models expected to be built in Stafford Lane are included at Tab D. Drees voluntarily also is proposing architectural commitments (see Tab G). At the Committee level, neighbors and the Committee requested Drees to relocate the entrance street to the east. Another neighbor requested Drees to relocate its eastern stub street to the north. Drees made both of these requested changes (which also resulted in reducing the number of home-sites from 51 to 50. If approved, Drees anticipates beginning development work later this year. (the "Developer") makes the following commitments (the "Commitments") to the Carmel Clay Plan Commission (the "Commission") regarding the use and development of the following described real estate (the "Real Estate") located in Hamilton County, Indiana: Section 1.
