The applicant seeks to create a 2 story, 19,526 sq.ft. medical office building on 2.44 ac.
The site is located at 12065 Old Meridian St. and is zoned B6 within the US 31 Overlay.
Filed by Kevin Roberts of DeBoy Land Development for Allen Commercial Group.
The applicant seeks to create a 2 story medical office building on 2.44 acres. This item was
introduced at the January 1 ih Plan Commission meeting. The applicant did not make the public
notice deadline and the official public hearing was held at the February 21 st Plan Commission
Meeting. No one spoke in opposition. Please see the revised packet for full details.
Unresolved issues and concerns include the following:
1. Petitioner must commit to required upgrades to Pennsylvania Street. These upgrades can
be constructed or funded (for future construction). The petitioner is required to
coordinate with City Engineering to determine these improvements (or cost thereof), and
commit to construction or funding prior to approval. This commitment must be recorded.
2. Petitioner must give details of propose site signage or return for ADLS Amend approval.
3. Landscape plan has not been approved. Given the size of planting islands the Urban
Forester may require constructed soils to ensure tree viability and mature height growth.
4. Petitioner should bring building material samples to the meeting.
5. Compliant lighting plan must be submitted (photometric plan and notation that lights can
not be mounted over 25 feet in height from grade).
6. Petitioner must provide (or fund the future installation of) a 10 foot path along
Pennsylvania Street..
7. Revised site plan showing designated pedestrian connection from future path along
Pennsylvania Street to the structure.
8. Drainage plan approval must be granted prior to DP/ADLS approval.
The Department recommends that the Special Studies Committee continue the request to
the March 30th meeting to allow additional time for the petitioner to resolve all outstanding
issues.
