The applicant seeks approval for the following development standards variance:
Docket No. 06020023 V ZO Chapter 25.07.02-10.b sign type
The site is located at 650 E Carmel Dr. and is zoned B-8/Business. Filed by Tim Ochs of Ice Miller.
General Info:
The petitioner seeks to place its wall
sign to orient eastward, which will
create a total of two walls signs oriented
east on this multi-tenant building. The
sign ordinance states that if a building
has two frontages, it can have two
tenants place their signs on the same
frontage, however, one sign has to be a
ground sign and one sign has to be a
wall sign or one sign has to be a ground
sign and one sign has to be a roof sign.
Analysis:
The proposed sign will fit in with the
building design and will complement
the other tenant's wall sign, with being the same color and style. The wall sign will have better visibility
on the east fal(ade, rather than the south fal(ade, because of its proximity to Keystone Ave.
Findings of Fact:
1.) The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: the Sign Ordinance allows a second sign on the east
fal(ade; however, this sign type will be a wall sign, rather than a ground sign or roof sign.
2.) The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the Sign Ordinance allows a second sign
on the east fal(ade; however, this sign type will be a wall sign, rather than a ground sign or roof
SIgn.
3.) The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: the sign will have to be placed on the
south fal(ade or it will have to be a ground sign on the eastern side of the site, possibly not getting
as much visibility and possibly causing a hardship to patrons trying to find the business location.
Recommendation:
The department recommends positive consideration of Docket No. 06020023 V.
