HomeMy WebLinkAboutCorrespondenceDESCRIPTION OF PROJECT PST Land Holdings LLC and Pure Development Capital, Inc. (collectively, “Petitioner”) have filed variance petitions in connection with the proposed redevelopment (“Redevelopment”) of the former vacant AT&T site located at 210 3rd Ave SW and two adjacent residential lots located at 449 and 451 Emerson Road. The approximately 5.2 acre site (the “Site”) is currently zoned R2 and C2 and is located at the northwest corner of 3rd Avenue SW and Industrial Drive. The Redevelopment will include six parcels with the following proposed uses: Parcel A: Multi-family residential Parcel B: Office Parcel C: Office (to serve as the Pure Development headquarters) Parcel D: Office Parcel E: Single-family residential Parcel F: Single-family residential The two existing residences at 449 and 451 Emerson Road will be removed and two new single-family residences (“New Residences”) will be built on lots that will be smaller than the existing lots. In connection with the proposed New Residences on Parcels E and F, Petitioner requests variances relating to minimum lot size, front yard setback, rear yard setback and maximum lot coverage. Portions of proposed Parcels C and D, which will contain two office buildings (“New Offices”), are located in the R2 district and border the New Residences to the northwest. To allow for the development of the New Offices on Parcels C and D, petitioner requests a variance of use to permit office uses in the R2 district (because portions of Parcels C and D are zoned R2), along with a variance of development standards relating to the width of the rear bufferyard between the proposed New Offices and New Residences. Additionally, Petitioner requests a variance relating to maximum lot coverage in the C2 district, a variance to allow hardscape improvements (including a pedestrian promenade, sidewalks and an emergency access drive) to be located in bufferyards between Parcels A, C, and D and residential dwellings to the north and a variance relating to the widths of rights-of-way of three streets bordering the Site (3rd Ave SW, Industrial Drive, Emerson Road).
