PROJECT NARRATIVE

This project is being submitted for review and approval for ADLS Amendment and Development Plan
Amendment, of the above existing residential buildings. The site lies entirely within the B5 zoning
classification and is also in the Old Town Character sub-area district. The two existing residential buildings
total approximately 3,976 sq. ft. (including the garages). The south building was being used as a single-
family residential structure which is approximately 75 years old and has a one car attached garage. The
North building was built in 1972 and was previously a two-family residential structure with a two car attached
garage.

We propose to do an interior commercial remodel of the North building and convert the garage space into
office space. Our proposed changes to the exterior or west fa<;ade will remove the existing garage doors
and replace them with windows. The exterior building materials will match the existing building. The South
building will be converted to commercial at a later date with a future tenant. There are no plans to change
the exterior of the 611 North Rangeline building. The project will share drive isles and parking, which will
link the two separate sites together. The 621-623 building requires 8 spaces for employees and 1 visitor
space. The remainder of the parking will be required for the future tenant of the 611 building. The structures
have been oriented towards the street with all employee parking areas located in the interior of the project.
A single tenant sign will be located at the midpoint of the project along the Rangleline road right-of-way. The
sign has been designed to be in compliance with the signage requirements on the Old Town Character sub-
area district. Each building will be provided with a ground mounted sign i1, conformance with the Carmel
Sign Ordinance.

Roof drainage from the structures will be conveyed to the storm sewers in the parking area and then to the
storm main along the north property line. The remainder of this site's storm water will be collected via catch
basins and distributed via storm sewer as shown.
The landscaping plan reflects required plantings along the required buffer yards, street tree plantings, and
internal plantings within the parking lot. Entrance lighting will be provided at each mandoor into the buildings
with under the canopy down lighting.
