Dear Surrounding Property Owner:
Please find enclosed a Notice of Public Hearing before the Carmel Board of Zoning
Appeals on Monday, July 25, 2022 at 6:00 p.m. The Public Hearing relates to variances
requested for the above referenced Properties as outlined in the enclosed Notice.
In response to concerns over proposed changes to the two residential lots in Johnson
Addition, Petitioner has amended the proposed site plan and has withdrawn the requests for the
variances relating to the reduction of minimum lot size, reduction of minimum front yard setback
and increase of maximum lot coverage for the residential parcels at 449 and 451 Emerson Road
(proposed Parcels E & F). The proposed Amended Site Plan is enclosed. Due to the changes in
the proposed site plan, the variance relating to the rear bufferyard of the two northernmost
offices (Parcels C & D) has been revised. Petitioner seeks a variance allowing a 15' rear
bufferyard width for Parcels C & D (rather than a 25' rear bufferyard width previously
requested).
