Murphy: I have contacted Alex Jordan of the Cannel Engineering Dept., and I have hired Duane Sharrer of Civil
Engineers to complete our Drainage Summary. The two of them are working together.Angie Conn: I can help
facilitate the communication between the Petitioner and Engineering Department.

(V)Messmer Pool Variances.
The applicant seeks the following development standards variance approval:

easement; 0-ft setback from easement requested.
5. Docket No.PZ-2022-00055 V UDO Section 2.04 Maximum 35% lot cover allowed,45.7%
requested. The site is located at 14493 Twin Oaks Dr(Ponds West Subdivision Lot 65)and is zoned S1/Residence.

• We are proposing 0-ft setback,where 3-ft is required,from drainage easement along the rear portion of our lot
• We are asking for an increase of lot coverage to 45.7%
• We are requesting these variances to allow for additional safety around the pool,and to allow us with additional
privacy by planting items around the decking
• We received a letter of support from our neighbor who resides behind us

the petitioner's findings of fact. Kevin Messmer: We have responded to the comments from Cannel Engineering
and Hamilton County Surveyor's Office. Those comments were included in my info packet.

• Proposing a variance to the sideyard setback in order to build a deck and a small patio area that will be covered
• There's limited space between the sideyard property line and where I'm building this patio and deck
• I received a letter of support from my direct neighbor to the north
