The applicant seeks the following development standards variance approval:
10. Docket No.PZ-2022-00065 V UDO Section 5.79.G Open,unenclosed porches(not under roof)or
patios may extend 10-ft into a front yard,7-ft encroachment requested for a patio with roof/pergola. The site
is located at 13108 Harrison Dr.(Brookshire Lakes Subdivision Lot 12)and is zoned S1/Residence. Filed Elham
Alhassoon and Ahmad Al-Maaitah,owners.
Petitioner: Elham Alhassoon:
• I have nothing else to add than what has already been provided in my info packet
• This project is not completely finished yet. The roof needs to be shingled and the flooring needs to be completed.
Public Comments:
Bill Holt,Cannel Deputy Building Commissioner: When we posted a stop-work-order,we believe there was still some
additional work that was done.In the future,please go through the proper building permitting process.
Department Report: Angie Conn
• Staff recommends positive consideration of this variance request with the condition of fmalizing all required
permits and inspections from the Cannel Building Safety Department,and paying any late fees imposed by that
Department,and with adoption of the Petitioner's findings of fact.

• I drove by this property today and I think the front yard pergola and patio look nice. I like the idea of people
hanging out on their front porches.
• In the future,make sure you go through the proper building permitting process prior to any construction
Approved 1-0 contingent upon Petitioner fulfills all the requirements outlined in the Department Report.
