Dear Mr. & Mrs. Hartman: At the meeting held on Monday, June 27, 2022, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 121 Shoshone Drive: APPROVED: Hartman Garage Variances - Development Standards Variance approvals for: • Docket No. PZ-2022-00097 V: Minimum 97’ setback from street required (25’ behind front face of house), 87.5’ from street granted, and • Docket No. PZ-2022-00098 V: Combined Ground Floor Area of Accessory Buildings/Uses shall not exceed 75% of Ground Floor Area of Principal Building, 97% granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is June 27, 2025. Please include a copy of this letter with any permit application.
