DRAINAGE NARRATIVE
1395 QUEENS WAY
JOB 103704HOS
Hoss Building Group is proposing to build a single-family residence in Hamilton County at 1395 Queens
Way. The site is located on the southeast corner of the intersection of Ditch Road and Queens Way. The site
is more specifically located in the Northwest Quarter of Section 3, Township 17 North, Range 3 East.
EXISTING SITE CONDITIONS
The existing site contained a single family residence that has been demolished in preparation for a new
residential home. The site drains in two direction in its current condition. The southwest corner drains to an
existing pipe that flows under Ditch Road. The remainder of the site drains to the northeast corner and flows
into a roadside ditch along Queens Way.
Existing soils are mostly Crosby silt loam and Brookston silty clay. The site is located in a Zone X, Area of
Minimal Flood Hazard, according to FEMA FIRM panel 18057C0208G with the effective date of
11/16/2014.
PROPOSED SITE CONDITIONS
In order to determine the pre-developed allowable release rates the lot area plus tight of way area has been
delineated. This acreage was then applied to the 0.1 cfs per acre and the 0.3 cfs per acre.

The detention for the site will be handled via a dry detention basin located in the eastern portion of the site
and will ultimately outlet to the roadside ditch along Queens Way. There is approximately 2/3 acres that
currently drains to the southwest corner. This area will be regraded and left as grass and will continue to drain
to that corner. The remaining portions of the lot will drain to the dry detention area. The dry detention was
sized to handle the full lot and right of way using the associated orifice to meet the required release rates,
which required a 2.9” orifice to regulate the low flows to meet the 10 year release rate and a 4”x8” rectangular
orifice to regulate the higher flows and meet the 100 year release rate. The final outlet control structure only
uses the minimum orifice size of 6” to control all flows. In the table below, current release rates are provided
with the allowable minimum orifice size on the outlet control structure for the dry basin. This size of orifice
meets the 100-year allowable release rate but does not meet the 10 year release rate.

The proposed peak discharges are based on TR-55 methodology. A detention analysis was performed using
the 2, 10 and 100-year storm events and their corresponding 24-hour rainfall depths. The NRCS Type II
rainfall distribution was used to generate the hydrographs.

Description
Hydrologic soil groups are based on estimates of runoff potential. Soils are
assigned to one of four groups according to the rate of water infiltration when the
soils are not protected by vegetation, are thoroughly wet, and receive
precipitation from long-duration storms.
The soils in the United States are assigned to four groups (A, B, C, and D) and
three dual classes (A/D, B/D, and C/D). The groups are defined as follows:
Group A. Soils having a high infiltration rate (low runoff potential) when
thoroughly wet. These consist mainly of deep, well drained to excessively
drained sands or gravelly sands. These soils have a high rate of water
transmission.
Group B. Soils having a moderate infiltration rate when thoroughly wet. These
consist chiefly of moderately deep or deep, moderately well drained or well
drained soils that have moderately fine texture to moderately coarse texture.
These soils have a moderate rate of water transmission.
Group C. Soils having a slow infiltration rate when thoroughly wet. These consist
chiefly of soils having a layer that impedes the downward movement of water or
soils of moderately fine texture or fine texture. These soils have a slow rate of
water transmission.
Group D. Soils having a very slow infiltration rate (high runoff potential) when
thoroughly wet. These consist chiefly of clays that have a high shrink-swell
potential, soils that have a high water table, soils that have a claypan or clay
layer at or near the surface, and soils that are shallow over nearly impervious
material. These soils have a very slow rate of water transmission.
If a soil is assigned to a dual hydrologic group (A/D, B/D, or C/D), the first letter is
for drained areas and the second is for undrained areas. Only the soils that in
their natural condition are in group D are assigned to dual classes.
