Monroe Department of Community Services City of Cannel , One Civic Square Carmel,Indiana 46032 RE: SPECIAL USE APPLICATION PLUM CREEK CLUBHOUSE TAC RESPONSE Dear Mr.Monroe: This letter is a response to engineering comments expressed during the Technical Advisory Committee meeting on July 17, 1996 and written comments received prior to that meeting. Department of Community Services There is no exterior signage proposed at this time. Future signagc will be submitted for approval and a permit. A lighting plan and fixture cut sheet have been submitted. The entire parking lot has been curbed as required.Mechanical equipment is shown on the site plan and screening has been shown on the landscape plan. A detail of the fencing surrounding the dumpster pad has been added to site drawings. Sewer and water availability will be requested as well as a commercial curb cut permit. Landscaping in the form of trees is proposed for the east side of the parking lot. The He lock plantings shown are drawn to scale(spacing is $'). Carmel Utilities The water service line size has been shown and the meter setting wi I I be inside the building. The service will also have an approved backllow device. The facility will have a kitchen. A grease trap will be included in the design of the kitchen. Cannel Fire Department There arc no plans to sprinkle the building. There arc two existing fire hydrants located on either side of the entrance which will service the building. A Knox box will be placed on the south side of the building.This location is to be coordinated with the fire marshall. Existing vegetation is grass where golf course construction is completed or not underway. The receiving waters for this site is a detention pond which is part of the development drainage system. All disturbed areas have been shown as improved and finished with impervious surfaces or seeding. Other areas arc not to be disturbed. Site earthwork is to be contained within the disturbed area. Stockpile locations as well as construction entrances will he coordinated with earthwork activities on the golf course. Erosion control measures such as silt fencing will he implemented prior to land alteration activity. Other measures such as inlet and outlet protection will be installed as soon as the storm sewer system is completed, Seeding,matting and other ground stabilizing measures will be placed immediately after grading and seed bed preparation. Should you have additional questions or comments regarding this site, please contact me at 899-8000. 1 will be attending the BZA meeting to answer questions from board members.
