Introduction: We are writing to express interest in hosting Air B and B guests in our home at 377 Patricia
Court Carmel, IN 46033. Woodland Springs Subdivision. Home located Between Carmel Drive and 1161h
just east of Keystone.
Statement of Special Request. We are seeking special exception permit from the city of Carmel to offer
our home to Air b and B Guests.
Statement of Support -Our reasons are many. We are in our early sixties and both work from our home.
Carmel has been our home for 28 years and we been impressed with the growth and development of
the city. We take advantage of everything this city has to offer. Our home has 4400 square feet and a
pool, making it a lovely space for a couple or small family to come and stay. I love to entertain, stay busy
and hope to earn money to help pay for pool chemicals etc. I remember many times as young parents
where we missed out on family events because we could not afford the cost of a hotel. Air B and B
allows more folks access to affordable, safe and clean spaces to spend the night.
We LOVE CARMEL. It is a great place to have friends and family visit and we have lots of favorite
restaurants and shops to send our guests to.
We plan to do a great deal of vetting as we are very conservative people and want our guests to feel
welcome and at home without compromising our own comfort or that of our neighbors. We plan to
limit the number of guests to 4. There is plenty of additional space on our property to accommodate a
maximum of two cars. We value our work/private time with our own family and friends, so this will not
be a full-time endeavor. We intend to be home when our guests are here and there will never be a time
when one of us are not present. We sought approval from our four adjoining neighbors and have
signatures on the next page as well as approval from Woodland Springs HOA.
I sincerely hope you will approve our request. I love meeting new people and trying new things. This
would be a little extra something to occupy my time and earn a little cash on the side.

The Woodland Springs, Inc Board of Directors at its May 18, 2020 meeting approved your request
to host an Airbnb at 377 Patricia Court, your residence, in accordance with the City of Cannel's
directives/rules. Furthermore, it is with the understanding that you will have no more than four
(4) guests in your home per rental period and that you will complete a thorough screening of
potential guests. Lastly, that you or your husband, Kurt, will be residing in your home during these
rental periods.
We hope this gives you the hospitality opportunity you desire and still have the flexibility to
entertain family and friends.

Hello Neighbor,
This is Christine Larson. My husband and I live at 377 Patricia Court. Carmel, IN. We live in the
white ranch formerly owned by Beverly Smith.
We moved in right before covid hit and never had our neighbor open house, which I hope to
plan soon. I met Trish Fox last night and she mentioned what great neighbors we have.
In the upcoming days you may see a sign in front of our house. I want to explain.
We are asking the City for permit to run a small Air B and B from our home. We are empty
nesters with a house with more space than we need. I work 4 months out of the year as a
Medicare Advisor from September til December. This would be a little hobby while fulfilling my
gift of hosting and hospitality. My husband Kurt, you have likely met, walks our Golden
Retriever Joie. This home is a priority for our children and extended family when they visit.
Our space will only accommodate two adults and up to 2 small children. We will be home at all
times for our guests and there will be no large house parties (unless they are mine). Stays will
be limited to three nights. Nothing will negatively affect you or the neighborhood in any way. I
have received permission from the Woodland Springs Board and signatures of support from our
adjoining neighbors. If you have any questions or concerns, feel free to contact me at
