CARMEL BOARD OF ZONING APPEALS | HEARING OFFICER
DEPARTMENT REPORT
MONDAY, JULY 25, 2022
(V) Tom Wood BMW Motorcycles Sign Variance.
The applicant seeks the following development standards variance approval:
6. Docket No. PZ-2022-00124 V UDO Section 5.39.H.2 No more than 2 signs may be
oriented to 1 Street Frontage as follows: 1 Projecting or Wall Sign, and 1 Ground or Suspended Sign.
2 Wall Signs Facing 1 Street Frontage Requested. The site is located at 3510 / 3520 E. 96th Street. It is
zoned B3/Business. Filed by Kevin Buchheit of Krieg DeVault, on behalf of Joe Feltman of Tom Wood.
General Info & Analysis:
The subject site is located on 96th Street and only has one street frontage. Only one sign is allowed since it only
has one street frontage. There is an existing Honda roof sign at the site, located on the western half of the south
façade of the building. The Petitioner seeks approval to erect a 2nd roof sign at the site for BMW Motorrad,
when only one sign total is allowed. This is one additional sign, or a 100% change. This sign is proposed for the
eastern half of the south façade of the building. Please see the Petitioner’s info packet for more detail on the
variance request.
The 2nd sign will balance out the sign and provide symmetry. The 35 sq. ft. sign will have internally illuminated
channel letters and logo on a raceway. The letters will appear silver during the day and white at night. The
overall sign dimensions of the sign are 2’4” tall by 15’ wide.
Previously, the site received administrative planning approval in 2021 for modifications to the site, with a
building remodel and connection of two separate buildings into one. It was Docket No. PZ-2021-00027 ADLS
Amend, for Tom Wood Powersports.
The Petitioner addressed all planning/zoning review comments. The Planning Dept. supports the variance
request.
Findings of Fact:
Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2022-00124
V, and with adoption of the findings of fact submitted by the Petitioner.
(Petitioner, please finalize your Sign Permit Application approval if you have not yet done so.)
