Dear Ms. Zajac,
First, I apologize for -the unsolicited letter.

I represent the development firm who owns the former AT&T building directly behind your
property. Because of the footprint, they are interested in purchasing your property. Your
home is not necessary for the project, in fact, all city and county approvals are conducted
without any additional land - your property will not be a part of the development but will
serve as a buffer.
The project is plan has more than Zoo apartment units and more than ioo,000 square feet of
retail/office space. Construction on the project should begin relatively soon and be completed
within the next three years.
immediately behind your property will be a multi -level above ground parking structure with
parking spaces for more than 700 vehicles.
1 am writing you, because my client would like to purchase your property under the following
conditions:
• Fair market value
• Flexible timing - quick or delayed
• No real estate brokerage commissions or fees charged to you
1 assure you that this is a serious offer and you will be compensated appropriately. My firm is
happy to help as we can, even if that means assisting you in relocating if that is necessary.
Finally, I want you to know that this letter is going to less than five property owners in the
immediate vicinity. Like I said, the properties in question are not requirements but would
create space between the project and the neighborhood.
If you have any interest or questions, please contact me directly via my mobile phone or email,
both of which are below.
All my best,
C/
Jason O'Neil
