The premises in question is particularly physically suitable for the proposed Special Use because:
There is ample room on the parcel for the prooosed buildino and associated parkinQ. with ample separation from
adiacent uses.
2.
The Special Use will not injuriously or adversely affect economic factors, such as costlbenefit to the community
and its anticipated effect on surrounding property values because:
Relioious uses support residential uses. and althouah they are exempt from property taxation. they do not tvpically
use siQnificant amounts of municipal services.
3.
The Special Use will be consistent with social/neighborhood factors, such as compatibility with existing uses and
those permitted under current zoning in the vicinity of the premises under consideration and how the proposed
Special Use will affect neighborhood integrity because:
The parcel is larQe enouah to accommodate the prooosed Special Use with adeQuate separation from adjacent
uses. and is compatible with both the adjacent school use. as well as the adjacent and nearby residential uses.

The Special Use will not injuriously or adversely affect the adequacy and availability of water, sewage and storm
drainage facilities and police and fire protection because:
All utilities will be available to the site. and the proposed Special Use is not a aenerator of heavy demand for
municipal utilities/services.

The Special Use will not adversely affect vehicular and pedestrian traffic in and around the premises upon
which the Special Use is proposed because:
The peak hours of the proposed Special Use willlaroely be different from those of the adjacent uses and the
community at laroe. Additionally. the Applicant will provide for a multi-use oath on the subiect oroperty's

The Board has reviewed the requirements of Ordinance Z-160, Section 21.03 (1-26) as they relate to this Special
Use, and does not find that those criteria prevent the granting of the Special Use:
because the proposed Special Use is compatible with nearby uses and the community. will serve the community.
and will not be a financial burden to the community.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Special Use Docket Number
is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and
made a part hereof.
