HomeMy WebLinkAboutLand DescriptionZ:\Land Desktop 2021 Projects\21-113\Reports\21-113 ADLS Land Description.doc LAND DESCRIPTION A part of the Southeast Quarter of Section 25, Township 18 North, Range 3 East of the Second Principal Meridian, Clay Township, Hamilton County, Indiana, and Lots 29 and 30 of Johnson Addition, recorded in Plat Book 2, pages 26-28, in the Office of the Recorder of Hamilton County, Indiana, being the properties of Pure Development Capital Inc., recorded as Instrument Numbers 2021033053 and 2021033582 and a portion of the property of PST Land Holdings, LLC (“PST Tract”) recorded as Instrument Number 2019054932, all in said Recorder’s Office, more particularly described as follows: Commencing at the Northeast Corner of the Northwest Quarter of the Southeast Quarter of said Section 25; thence South 00 degrees 04 minutes 41 seconds West (Basis of Bearings: Indiana State Plane, East Zone, NAD 83) 786.80 feet along the East Line of said Southeast Quarter-Quarter to a northern line of Midtown Carmel Capital Partners, LLC (“Midtown Tract”) (recorded as Instrument Number 2016064273 in said Recorder’s Office); thence South 89 degrees 16 minutes 26 seconds West 60.96 feet (61.01 feet – deed) along said northern line to the western line thereof, being the POINT OF BEGINNING of this description, the northeastern corner of said PST Tract, and the point of curvature of a non-tangent curve concave to the east, said point lying North 89 degrees 03 minutes 24 seconds West 285.02 feet from the radius point thereof; (the following two (2) courses are along the western line of said Midtown Tract); (one) thence southerly 165.14 feet (161.83 feet – deed) along said curve to a point lying South 57 degrees 44 minutes 50 seconds West 285.02 feet from said radius point; (two) thence South 30 degrees 04 minutes 50 seconds East 39.19 feet; thence South 68 degrees 23 minutes 12 seconds West 65.01 feet; thence South 89 degrees 34 minutes 00 seconds West 269.56 feet; thence North 12 degrees 37 minutes 45 seconds West 13.61 feet to a northern line of said PST Tract; thence North 89 degrees 16 minutes 26 seconds East 4.62 feet along said northern line to the southwestern corner of said Lot 30; thence North 13 degrees 04 minutes 05 seconds West 76.43 feet along the western line of said Lot 30; thence North 75 degrees 10 minutes 18 seconds East 35.13 feet; thence North 64 degrees 16 minutes 38 seconds East 42.57 feet; thence North 56 degrees 13 minutes 28 seconds East 39.19 feet passing into said Lot 29; thence North 50 degrees 34 minutes 40 seconds East 39.50 feet; thence North 41 degrees 55 minutes 49 seconds East 41.34 feet; thence North 33 degrees 31 minutes 58 seconds East 33.49 feet to the northeastern line of said Lot 29; thence South 57 degrees 03 minutes 25 seconds East 9.71 feet along said northeastern line to the northeastern corner thereof and a northern corner of said PST Tract; thence North 89 degrees 16 minutes 26 seconds East 92.38 feet along a northern line of said PST Tract to the POINT OF BEGINNING, containing 50,015.3 square feet (1.148 acres), more or less.
