STANDARDS AND REGULATIONS
1 . CONTRACTOR SHALL PERFORM ALL WORK IN CONFORMANCE WITH APPLICABLE
BUILDING CODES, REGULATIONS, ORDINANCES, UTILITY PROVIDER AND SIMILAR
STANDARDS.
2. CONTRACTOR SHALL OBTAIN ALL REQUIRED PERMITS AND SIMILAR RELEASES
REQUIRED FOR CONSTRUCTION AND OCCUPANCY. CONTRACTOR SHALL FURNISH COPIES
OF ALL SUCH ITEMS TO OWNER AND ARCHITECT WITHIN 1 0 DAYS OF RECEIPT. IF PERMITS
ARE ISSUED SUBJECT TO CERTAIN CONDITIONS OR REVISIONS TO THE WORK OR IF THE
PERMITS ARE DELAYED FOR ANY REASON, CONTRACTOR SHALL NOTIFY ARCHITECT
IMMEDIATELY.
3. CONTRACTOR SHALL OBTAIN ALL REQUIRED INSPECTIONS OF THE WORK;
CONTRACTOR SHALL REGULARLY UPDATE OWNER AND ARCHITECT REGARDING THE
STATUS OF INSPECTIONS.
4. CONTRACTOR SHALL BE FAMILIAR WITH REQUIREMENTS AND CONSTRUCTION SHALL
BE IN COMPLIANCE WITH REFERENCED FIRE-RATED ASSEMBLY TESTS AND STANDARDS.
5. IF UNANTICIPATED HAZARDOUS MATERIALS ARE ENCOUNTERED, CONTRACTOR SHALL
CEASE WORK IN THE AREA AND CONTACT ARCHITECT AND OWNER IMMEDIATELY.
6. CONTRACTOR SHALL VISIT SITE PRIOR TO SUBMISSION OF BIDS TO REVIEW EXISTING
CONDITIONS AND DISCREPANCIES BETWEEN DRAWINGS AND ACTUAL CONDITIONS
SHOULD BE BROUGHT TO THE ATTENTION OF THE ARCHITECT PRIOR TO SUBMISSION OF
BIDS.
7. CONTRACTOR SHALL FIELD VERIFY ALL EXISTING CONDITIONS PRIOR TO BID AND
CONSTRUCTION.
8. IT IS THE INTENT OF THESE DOCUMENTS THAT THE WORK DESCRIBED HEREIN, WHEN
ACCOMPLISHED, SHALL CONSTITUTE A COMPLETE JOB. ALL COORDINATION, FEES,
TASKS, LABOR, MATERIALS, TOOLS, CONNECTIONS, EQUIPMENT, CLEANUP (UNLESS
OTHERWISE NOTED IN DOCUMENTS) REQUIRED TO FULLY FINISH THE DESCRIBED
PROJECT SHALL BE FURNISHED AND PAID FOR BY THE CONTRACTOR WITHIN THE SCOPE
OF THE WORK. ANY AND ALL EXCEPTIONS SHALL BE REQUESTED AND AGREED TO IN
WRITING AT THE TIME OF THE SIGNING OF THE OWNER/CONTRACTOR AGREEMENT.
ADMINISTRATION OF WORK
1 . CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR THE MEANS, METHODS AND
SEQUENCES OF CONSTRUCTION.
2. CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR THE SAFETY OF ALL
CONSTRUCTION PERSONNEL AND AUTHORIZED VISITORS.
3. CONTRACTOR SHALL BECOME FULLY ACQUAINTED WITH CONDITIONS RELATED TO
THE WORK. ANY KNOWN DISCREPANCIES BETWEEN THE DOCUMENTS AND ACTUAL
CONDITIONS SHALL BE REPORTED TO THE DESIGNER FOR RESOLUTION PRIOR TO
PROCEEDING WITH WORK RELATED TO THIS DISCREPANCY.
4. CONTRACTOR SHALL BECOME FAMILIAR WITH AND COMPLY WITH OWNER'S (OR
BUILDING OWNER'S) PROCEDURES FOR MAINTAINING SECURE SITE AND BUILDING.
5. EACH INSTALLER SHALL EXAMINE SUBSTRATE CONDITION AND/OR SITE CONDITIONS
WHICH AFFECT THE QUALITY OF EACH PRODUCT TO BE INSTALLED. IF ANY CONDITIONS
EXIST WHICH WILL HAVE A DETRIMENTAL EFFECT ON THE QUALITY OF THE INSTALLATION,
THE INSTALLER SHALL IMMEDIATELY NOTIFY THE CONTRACTOR. INSTALLATION SHALL
NOT PROCEED UNTIL THE UNSATISFACTORY CONDITIONS ARE CORRECTED.
INSTALLATION SHALL SIGNIFY ACCEPTANCE OF THE CONDITIONS AS SUITABLE FOR THEIR
TRADE.
6. CONTRACTOR SHALL MAINTAIN RECORD DRAWINGS ON SITE AT ALL TIMES.
7. CONTRACTOR SHALL BE RESPONSIBLE FOR ENSURING COORDINATION EFFORTS OF
ALL.
8. CONTRACTOR SHALL LAY OUT WORK AS SOON AS POSSIBLE. ANY DISCREPANCIES
SHALL BE REPORTED TO THE DESIGNER FOR RESOLUTION PRIOR TO PROCEEDING WITH
THE WORK IN QUESTION.
9. ALL CONTRACTORS SHALL REPORT ANY CONFLICTS/INCONSISTENCIES IMMEDIATELY
TO THE DESIGNER AND PRIOR TO PROCEEDING WITH THEIR WORK.
1 0. ANY PERIODIC VISITS TO THE JOB SITE BY THE ARCHITECT ARE FOR THE PURPOSE
OF DETERMINING COMPLIANCE WITH THE TECHNICAL PROVISIONS OF THE CONTRACT
DOCUMENTS AND ARE IN NO WAY A GUARANTEE OF INSURANCE, NOR ASSUME
RESPONSIBILITY FOR METHODS OR APPLIANCES USED BY THE CONTRACTOR, NOR THE
SAFETY ON THE JOB IN COMPLIANCE WITH THE LAW AND REGULATIONS.
1 1 . FRAMER SHALL LAYOUT ALL STUDS/ CEILING JOISTS/ RAFTERS TO ACCOMMODATE
RECESSED LIGHTS, EXHAUST FANS OR OTHER ELECTRICAL/ MECHANICAL FIXTURES.
1 2. FINISH GRADE SHALL SLOPE AWAY FROM BUILDING A MINIMUM OF 2%.
1 3. WHERE NO DETAILS ARE SHOWN OR NOTED FOR ANY PART OF THE WORK, THE
DETAILS SHALL BE THE SAME AS FOR ANY OTHER SIMILAR WORK OR AS DIRECTED BY
THE ARCHITECT.
1 4. ALL WORK UNDER ALL SECTIONS SHALL BE PERFORMED IN STRICT ACCORDANCE
WITH THE HIGHEST STANDARDS OF PRACTICE RELATED TO THE TRADES INVOLVED, AND
SHALL BE COMPLETE AND PROPERLY COORDINATED WITH ALL WORK ADJACENT OR
RELATED TO IT.
1 5. IT IS THE INTENT OF THESE CONTRACT DOCUMENTS THAT THE NEW CONSTRUCTION
OF THE PROJECT WHEN COMPLETED SHALL CONFORM TO REGULATIONS AT THE TIME OF
PLAN CHECK, OF THE GOVERNING CODES. PERFORM ALL WORK IN ACCORDANCE WITH
THE LATEST EDITION OF LOCAL RESIDENTIAL BUILDING CODES AND ANY ADOPTED
CODES AND REGULATIONS, AND STANDARDS
1 6. WORK IN FURRED AREAS SHALL NOT BE CONCEALED UNTIL SUCH WORK HAS BEEN
INSPECTED AND APPROVED BY THE INSPECTING AUTHORITIES. IF SUCH WORK IS
CONCEALED WITHOUT INSPECTION AND APPROVAL, THE CONTRACTOR SHALL BE

FOR DUCTS SMALLER THAN 3 INCHES IN DIAMETER. SUPPLY AND RETURN DUCTS IN OTHER PORTIONS OF THE BUILDING SHALL BE INSULATED TO NOT LESS THAN R-6 FOR DUCTS 3
INCHES IN DIAMETER AND NOT LESS THAN R-4.2 FOR DUCTS SMALLER THAN 3 INCHES IN DIAMETER.
403.2.2 SEALING
DUCTS, AIR HANDLERS, FILTER BOXES SHALL BE SEALED. JOINTS AND SEAMS SHALL COMPLY WITH EITHER THE INTERNATIONAL MECHANICAL CODE OR INTERNATIONAL
RESIDENTIAL CODE, AS APPLICABLE.
403.3.3 DUCT TESTING
1 . ROUGH-IN TEST: TOTAL LEAKAGE SHALL BE MEASURED WITH A PRESSURE DIFFERENTIAL OF 0.1 INCH W.G. ACROSS THE SYSTEM, INCLUDING THE MANUFACTURER'S AIR HANDLER
ENCLOSURE IF INSTALLED AT THE TIME OF THE TEST. REGISTERS SHALL BE TAPED OR OTHERWISE SEALED DURING THE TEST.
2.POST CONSTRUCTION TEST: TOTAL LEAKAGE SHALL BE MEASURED WITH A PRESSURE DIFFERENTIAL OF 0.1 INCH W.G. ACROSS THE ENTIRE SYSTEM, INCLUDING THE
MANUFACTURER'S AIR HANDLER ENCLOSURE. REGISTERS SHALL BE TAPED OR OTHERWISE SEALED DURING THE TEST.
EXCEPTIONS: A DUCT AIR-LEAKAGE TEST SHALL NOT BE REQUIRED WHERE THE DUCTS AND AIR HANDLERS ARE LOCATED ENTIRELY WITHIN THE BUILDING THERMAL ENVELOPE. A
DUCT AIR-LEAKAGE TEST SHALL NOT BE REQUIRED FOR DUCTS SERVING HEAT OR ENERGY RECOVERY VENTILATORS THAT ARE NOT INTEGRATED WITH DUCTS SERVING HEATING
OR COOLING SYSTEMS.
403.3.5 BUILDING CAVITIES
BUILDING FRAMING CAVITIES SHALL NOT BE USED AS DUCTS OR PLENUMS.
403.4 MECHANICAL SYSTEM PIPING INSULATION
MECHANICAL SYSTEM PIPING CAPABLE OF CARRYING FLUIDS GREATER THAN 105°F OR LESS THAN 55°F SHALL BE INSULATED TO AN R-VALUE OF NOT LESS THAN R-3.
403.4.1 PROTECTION OF PIPING INSULATION
PIPING INSULATION EXPOSED TO WEATHER SHALL BE PROTECTED FROM DAMAGE, INCLUDING THAT CAUSED BY SUNLIGHT, MOISTURE, EQUIPMENT MAINTENANCE, AND WIND. THE
PROTECTION SHALL PROVIDE SHIELDING FROM SOLAR RADIATION THAT CAN CAUSE DEGRADATION OF THE MATERIAL. ADHESIVE TAPE SHALL BE PROHIBITED.
403.5 SERVICE HOT WATER SYSTEMS
ENERGY CONSERVATION MEASURES FOR SERVICE HOT WATER SYSTEMS SHALL BE IN ACCORDANCE WITH SECTIONS R403.5.1 THROUGH R403.5.4.
403.5 CIRCULATING HOT WATER SYSTEMS
ALL CIRCULATING SERVICE HOT WATER PIPING SHALL BE INSULATED TO AT LEAST R-2. CIRCULATING HOT WATER SYSTEMS SHALL INCLUDE AN AUTOMATIC OR READILY
ACCESSIBLE MANUAL SWITCH THAT CAN TURN OFF THE HOT WATER CIRCULATING PUMP WHEN THE SYSTEM IS NOT IN USE.
403.5.3 HOT WATER PIPE INSULATION (PRESCRIPTIVE)
INSULATION FOR HOT WATER PIPING WITH A THERMAL RESISTANCE, R-VALUE, OF NOT LESS THAN R-3 SHALL BE APPLIED TO THE FOLLOWING:
1 . PIPING 34 INCH AND LARGER IN NOMINAL DIAMETER.
2. PIPING SERVING MORE THAN ONE DWELLING UNIT.
3. PIPING LOCATED OUTSIDE THE CONDITIONED SPACE.
4. PIPING FROM THE WATER HEATER TO A DISTRIBUTION MANIFOLD.
5. PIPING LOCATED UNDER A FLOOR SLAB.
6. BURIED PIPING.
7. SUPPLY AND RETURN PIPING IN RETICULATION SYSTEMS OTHER THAN DEMAND RE-CIRCULATION SYSTEMS.
ALL REMAINING PIPING SHALL BE INSULATED TO AT LEAST R-3 OR MEET THE RUN LENGTH REQUIREMENTS OF TABLE R403.4.2.
403.6 MECHANICAL VENTILATION
THE BUILDING SHALL BE PROVIDED WITH VENTILATION THAT COMPLIES WITH THE REQUIREMENTS THIS SECTION OR INTERNATIONAL MECHANICAL CODE, AS APPLICABLE, OR WITH
OTHER APPROVED MEANS OF VENTILATION. OUTDOOR AIR INTAKES AND EXHAUSTS SHALL HAVE AUTOMATIC OR GRAVITY DAMPERS THAT CLOSE WHEN THE VENTILATION
SYSTEM IS NOT OPERATING.
403.6.1 WHOLE-HOUSE MECHANICAL VENTILATION SYSTEM FAN EFFICACY
FANS USED TO PROVIDE WHOLE-HOUSE MECHANICAL VENTILATION SHALL MEET THE EFFICACY REQUIREMENTS OF TABLE R403.6.1

OTHER APPROVED HEATING AND COOLING CALCULATION METHODOLOGIES. NEW OR REPLACEMENT HEATING AND COOLING EQUIPMENT SHALL HAVE AN EFFICIENCY RATING
